New homes
Buying new, with someone on your side
Builders are active across Carson City, Dayton, the Carson Valley and the Reno area. The sales office represents the builder. I represent you.
Your side of the table
Why bring your own agent
A builder’s sales team is helpful and knowledgeable, but its job is to sell the builder’s homes on the builder’s terms. Having your own agent costs you nothing extra in most new-home purchases, because the builder typically pays the buyer’s agent.
I help you compare communities and floor plans, read the purchase contract, weigh incentives against price, decide which upgrades are worth it, and stay on top of the timeline through the final walkthrough.
Register me on your first visit
Many builders require your agent to be with you, or registered, the first time you visit a sales office. Call me before you go.
Incentives and upgrades
Builder incentives can mean a lower rate, closing costs or design credits. I help you see which offer is worth the most and which upgrades add real value.
Inspections still matter
New homes can have issues too. I recommend an independent inspection before drywall and again before closing, and I track the builder’s warranty items.

A home the builder has already started or finished, often called a spec home. You can move in sooner, but with fewer choices on finishes.
Builders sometimes offer incentives for using their lender. It is worth comparing that offer with an outside lender. I can help you compare the full cost.
